As I expected, this home sold slightly over list price. The tasteful updates, large lot, and great location just a stone’s throw from the Highline Canal were the obvious factors.
On a price per square foot basis, this home was on the very upper end of the neighborhood compared to recent comps. The quality of the updates were clearly a defining factor, but once again, the lack of inventory in our market is proving to drive prices in an upward direction. I would be interested to know if this home appraised at the closing price of $580k.
The sale price of this home will continue to increase values of surrounding properties.
This home was a flip/rehab/renovation, whatever term you prefer. It sold in September of 2017 for $398k, which inevitably resulted in a solid profit for the rehabbing party and an excited new homeowner.
