Upon entering the home, it is clear that walls have been opened up over time, creating an open feel so desired by many buyers. The other immediately noticeable attribute is the kitchen, which is quite impressive – custom cabinetry, leathered granite, and a farmhouse sink. The farmhouse vibe is carried throughout much of the remainder of the home as well from the refinished hardwoods to vanities and decor.
The main hindrance of this home may be the fact that there are only two bedrooms on the main floor. Buyers with young children may wish for the kiddos to be in closer proximity to the master. The additional bedrooms (2) in the basement are also non-conforming as they do not currently have egress windows, but those could always be added later if the next owner preferred (this will usually cost approximately $4k – $5k per window in my experience).
I believe this property is priced appropriately for the neighborhood and current market. I wouldn’t be surprised if it closed a bit above the list price based on competition among buyers. Stay tuned for the sold review I’ll post upon the home’s completed sale.
