Being that this property is just down the street from my own, I was especially interested in seeing it. The home has some nice updates such as the wood ceilings in the kitchen and dining room as well as the farm house style master bath. This ranch is also one of the larger models available in Broadway Estates and sits on nearly 1/3 of an acre, which is larger than average and only occurs on a few streets within the neighborhood.
Possible hindrances to the sale of this property are the backyard and unfinished basement. The backyard, although beautifully appointed with foliage and a massive koi pond, may not appeal to buyers with younger children – and over the past few years, there has been a solid influx of younger families into the neighborhood. The unfinished basement has an incredible workshop, but again, this may require a specific buyer. On the contrary, the available square footage in the basement may also be a major plus to a buyer willing to take on a project.
I feel this property is listed below market value. I imagine the factors above were taken into consideration when determining the list price, but I believe the total square footage, size of the lot, condition of the home and intrinsic potential may very well boost the contract price beyond the asking price.
